A CMA (Competitive Market Analysis) is a tool that enables sellers to determine the optimal price at which to list their home or condo for a quick sale in the Philadelphia Real Estate market today.  The purpose is to get your home sold as fast as possible while getting you the best price.

I will present to you a market research report that compares homes currently for sale, homes that have expired on the market and homes that have sold in the past 6 months to one year.

A comparison of homes that are in the general vicinity of your home based on like qualities.  People commonly refer to these homes/listings as comps.  Homes will consist of the same number of bedrooms and baths, similar square footage and finishes like hard wood floors vs. carpeting, central air vs. window units, and kitchen and bath features.  Homes do not have to be exactly the same but should be somewhat similar.
